A few general notes regarding use of the house and your stay: (A copy of these notes is in the binder next to the TV.
Once the house is ready for you, we will send you the current door code in the messaging system in the AirBNB app with some general instructions. Please do not arrive at the house until you receive this message from us.
Please close the lock box after opening it during your stay in case it rains so that it does not rust the inside.
IMPORTANT: Its extremely important that you view the CHECK IN INSTRUCTIONS section of the app before you arrive. This is a separate section in the app, and is not the message that you will receive from us with the current door code.
This section contains step by step instructions with pictures that show you the location of the house, where to park, and were to find the lock box. We ask that you view this as some of the houses look similar and try to avoid the situation where a guest accidentally disturbs a neighbor.
Air Conditioning and Heat:
The split AC unit provides both AC and heat. We do our best to turn it on before your arrival remotely. Occasionally, if the AC has been off for an extended period of time prior to your check-in, the house may take a little longer to cool down. We recommend that you press the “Turbo” button on the AC remote, which will kick the AC into turbo mode, and help the house rapidly cool. The AC remote with the turbo button is located on the wall next to the AC. The AC can be a bit tricky because the remote needs to pair, so it sometimes take a second press of the button to get it into turbo. You will hear the AC kick on high when it is in turbo mode.
We recommend using the AC remote next to the unit for maximum functionality. The one next to the sink is one which allows us to remotely turn on the AC. Please leave this plugged in upon your checkout. This remote has less functionality, and we recommend you use the other.
Heating also comes from the AC unit. You will need to push the “Mode” Button until a small sun appears. The heater is extremely effective, however it takes about 5 minutes to kick on. When you switch the mode to heat, it will blow softly at first, and may seem like it isn’t working. However, please be patient, as it will kick on fully in about 5 minutes.
IMPORTANT: Please do not adjust the vents on the split unit with your hand in the living room. Manually adjusting the vents will break the unit. They open automatically and are controlled by the remote. Unfortunately, this has happened before with previous guests, and it is therefore important what we make this clear to avoid any misunderstandings. Manually adjusting the vents by hand will break the robotic vents, and we will be forced to charge you for damaging the AC.
Please help us conserve electricity and turn the AC unit in the living room up to 84 degrees when checking out. Please also turn off the room unit.
Pass Through Vents: Each bedroom has an electric pass through vent to facilitate air transfer into the bedrooms. They can be adjusted by pushing the buttons on the vents located directly abive the door on the inside of the bedroom. They can either be set to run on a thermostat or by increasing the fan speed.
Please make sure to close and latch all windows when leaving or checking out.
Cooking
Light cooking is permitted. There is an induction cook top under the counter.
**Reminder of the house rules agreed upon during booking:
There is no frying permitted of any kind or cooking of pungent foods that would prevent us from turning the house over for the next guest.
Never dump grease or oil of any sort down the sink. Doing so will result in a $250 charge. We do not want to charge you, nor deal with the headache of clogged pipes. Any oil or grease should be left in a glass or cup. Cleaning is more than happy take care of it for you.
Please wash all dishes. They may be left in the drying rack.
Parking
Please park directly in front of the fence, as indicated in the pictures in the “Check-In Instructions” section of the app. These are spaces labeled 1 and 2.
You may also park on the street in front of the brick house. There are no parking restrictions, and you are welcome to leave your car there if you have a late flight the day of check out.
Toilet
Please use the full flush button when using the toilet. This is because it is a long way to the main line which runs through the street. Please do not flush anything down the toilet other than toilet paper. Please do not flush flushable wipes. Please place anything else in the trash can.
Internet
The Wi-Fi network is ‘GarfieldNFriends” The password is ‘ODiE326’
Trash
Please use the trash bins located outside the gate. The black bins are for trash and the blue bins are for recycling.
Please do not place trash or non-recyclables in the blue recycling bin. The city will fine us $250.00 if we violate their strict ordinance.
Laundry
There is a shared laundry room with the neighboring houses that may be available for extended stays of greater than 3 days. Please message us for instructions and the current door code.
Pets
No pets are allowed of any kind.
Checkout
Checkout is by 11:00. Please close and lock all windows, lock the door, and wash dishes. No need to strip beds, cleaning will take care of everything else.
Please return all TV and AC remotes to their labeled location to avoid cleaning marking them as lost.
Please return the key to the lock box.

IMPORTANT
We want you to enjoy your stay in our house, and we hope you choose to stay with us again the next time you come back to Phoenix! We realize that much of the following should go without saying, however by staying with us you agree to the rules and guidelines in this binder.
There are no parties of any kind. The neighbors will report any wild activity or groups involving more than 6 people in the house. Please contact us with questions or concerns.
The sewer lines in the historic neighborhood are very old. Please do not flush anything other than toilet paper. To avoid clogs, please limit the amount of toilet paper in each flush. Please only use the full flush button.
Also, because of the 100 year old sewer pipes, do not pour oil or grease down the drain. As a friendly reminder, we do not permit frying of any kind.
Please return both the TV remote and the Fire TV remote to the labeled area in front of the TV. Lost remotes will be charged accordingly.
We advise that you do not launder quilts or comforters. Improper care will damage them, and we strongly recommend that you allow the cleaning service to treat them. Should there be permanent stains or damage to the bedding, the cost of replacement will be deducted from your security deposit. Missing bedding or towels will also be deducted accordingly.
There is no smoking of any kind in the house. Please do all smoking on the patio and dispose of all cigarette butts. Any illegal drug use will involve immediate cancellation of the reservation without refund.
No pets.

Getting Around
Bikes and Scooters
There are rental bikes located one block north on Indianola and 3rd street. You can reserve and rent them with the Social Bicycles App. This is one of the best ways and least inexpensive ways to experience downtown as there are rental bike racks located all over the area.
There are also rental electric scooters located throughout the neighborhood and downtown area.
Lightrail
The closest lightrail station is about 5 minute walk directly south of the house on 12th st and Washington/Jefferson. The light rail runs eastbound toward the airport on Jefferson and westbound toward downtown on Washington. To get a list of the next few arrival times, simply text 10030 for westbound and 10015 for eastbound to the number 22966. This will connect you to Tempe, the Airport, and downtown, among other areas.
Rideshare
Lyft and Uber are a great way to get around. Because of this house’s location, they tend to arrive in about 2 minutes, so we recommend that you be ready to leave when you call them. .
